『從電梯開始，讓長者生活更完善』

「我希望讓客戶的晚年生活更完善！」總盛建設林光宗總經理始終以這份初心，推動 老舊公寓增設電梯，並配合政府最高 300 萬補助，協助更多家庭改善「老人困老宅」的困境。憑藉多年住戶整合經驗，總盛建設目前已完成台北市 3 成案例，並朝 5 成市佔率邁進，這不僅是數字，更代表無數家庭生活品質的提升。

林總經理常向年輕學子分享施工細節，從外牆附掛型電梯的基礎、鋼構到機電工程，完整展現專業。他強調電梯帶來的三大價值：長者免除爬樓梯之苦、享有補助減輕負擔、並提升房屋價值。過程中雖有溝通挑戰，但他憑著耐心與專業，凝聚社區共識，更研發取得「建築物輔助支架」專利，保障結構安全，讓住戶安心。

面對未來，林總經理看見台灣即將邁入超高齡社會，堅信「數位醫療是住宅的標配」。因此積極帶領團隊跨足智慧建築與醫療服務，打造 ESGH 健康智慧宅，並推動「Hospital at Home」願景，期許在住的基礎上，讓每位長者享有更安全、便利與健康的生活。

With this vision, Tsung Sheng Construction has made elevator installation in aging apartments a key focus of the company’s development. In line with the government’s subsidy program of up to NT$3 million in Taipei and New Taipei, the company helps families overcome the challenge of “elderly trapped in old apartments.” With years of experience in building consensus among residents, Tsung Sheng has already completed 30% of elevator projects in Taipei and is moving toward a 50% market share—figures that represent not only success, but also a meaningful improvement in countless families’ quality of life.

Mr. Lin often shares with students the complete process of constructing exterior-attached elevators, from foundation work and steel structures to electrical and mechanical installation, highlighting the three key benefits: sparing seniors from the burden of stairs, securing government subsidies to reduce costs, and enhancing property value. While challenges in communication and coordination are inevitable, his patience and professionalism help build trust within communities. To further assure residents of safety, he even applied his mechanical engineering expertise to develop and patent an auxiliary structural support system for elevators.

Looking ahead, Mr. Lin recognizes Taiwan’s shift toward a super-aged society and firmly believes that digital healthcare will become a standard feature of future housing. Leading his team into smart building and healthcare integration, Tsung Sheng is building ESGH Healthy Smart Homes and promoting the vision of “Hospital at Home.” This is more than just business expansion—it is a commitment to creating safe, convenient, and healthy living environments for every senior citizen.
